After many years of hope, it's happening. I'm finally moving to TN

I am currently living in Massachusetts and have desperately wanted out for all the reasons you might think. Tuesday I got a verbal offer from a company in antioch and so now the stressful move is happening. My wife had been resistant on leaving MA right up until our daughter was born. After that the scales fell from her eyes and she finally saw what I did. Constant lockdowns, mask mandates and Vax mandates have helped too.

I'm going to have to come down ahead of my family. It's terrifying to come by myself and live with an awful commute to work from Kentucky while I search for a suitable home. I also have very real concerns my dog won't handle me being gone for potentially a month or two well. She's extremely attached to me.

Ultimately I know this move will be better for my family and we sure don't want to raise our daughter here. I'm a giant ball of stress right now, but wanted to say hello.

Munfordville. It's definitely less than ideal, but it's a free room and I just have to help out with expenses incurred by having an extra person living there.

You may be better off finding a economy motel to rent much closer.  Gas alone and just the time is going to probably be more expensive than finding somewhere that is $50/night by the time you figure your real expenses.  Rent by the month.  A quick search shows a place called WoodSpring suites in Murfreesboro for $65/night.  I would guess they will cut a deal for a longer stay.  Wouldn't be a question for me.   15 minutes to work and probably save money in the long run.  

Just for argument sake, the drive will be a minimum of 2 hours each way, probably 2.5 hours with traffic..  240 miles daily.  with a 20mpg vehicle, you are looking at $36 and 4 hours per day, plus other expenses.  I doubt it would take up much to make the difference.

Welcome to the forum, FNG rule #1, new guy buy the first round, make mine a 25ACP, yes I am a cheap date.

just a word of advice avoid moving to Antioch. Look east of Nashville, Watertown, past Lebanon, Hartsville is pretty. South as far as Columbia or further. North get up to Portland. If you want to stay closer to work out past Murfreesboro is nice.

I wouldn't live that close anyway. I need a little bit of space. I know we can't afford what I really want for acreage, but looking at houses I think we can get a few acres. I'm a car guy as well as a shooter so I need space to work on my cars. One of which is currently bare metal.

I don't keep any .25 on hand, but I think I have some .32 kicking around lol

My thought on that was having a bit of company would be good. I'm used to living with my wife, 16 month old daughter and my dog. I'm imagining it's going to be really rough being without them.

It will be, but 4+ hours of driving every day would be worse IMO.  You will meet people at work and around.

True. I might get lucky. I am a cannonballer (This is me. https://www.roadandtrack.com/news/a37080863/back-to-back-cannonball/ ) so I reached out in the community to see if I could stay a little closer. Fingers are definitely crossed on that front.

Avoid living in Davidson Co like your life depends on it, IMO. 

If you're working in Antioch (L.A., lower Antioch), then Rutherford Co might make the best sense? Bedford Co is another option as is the aforementioned Wilson Co. Williamson Co is super nice, but Ho Lee Chit, it's expensive.

I suggest going to the Nashville subreddit if you use Reddit.  This is a markedly conservative older group here on TGO so their take will slant a certain way.  I wouldn't want to live in Antioch personally but I know several people over at r/nashville seem to have no problems.  If you can avoid a commute that uses I-24 I would try and do so but that will be hard with work in Antioch.  Old Hickory BLVD is screwy around there too.

I do go on there but I mostly only hang around r/gunmemes and libertarianmemes now that weekendgunnit is dead, even in its new location.

With my budget, I'll be pushing to around 45 minutes away from work. I'm looking at properties that have around 3-10 acres, a garage/barn/workshop and near 2000 Sq foot home.

Hey, I take exception to that comment (being a native Nashvillian) 😜.

But it sure is expensive in Nashville as well. TBH, I couldn’t move here now. Luckily I bought my house 22.5 years ago.

I spent almost 60 years in Nashville. I was there before a single interstate was built through the city. I remember well the vote to go to a Metro county govt. That city hasn't existed in over 20 years now, IMO. 

Now, it's a Dimocrat-ran cesspool of high crime, anti-gun politicians (those two are related as well), high taxes & no solution what so ever on its traffic problem. All their football teams suck too, with the possible exception of the Titans. Their public schools are not much more than prison training grounds & I say this as a child of a public school teacher & one who went to public schools all my life. 

It's sad what Nashville has become these days, which is why I warned him off from there.

When we returned to middle TN, one of my goals was to live outside of Davidson Co. This was due in part to the property tax shenanigans a few years ago.

We ended up about two miles from Davidson Co in Wilson Co.

Glad for you that you are able to leave but as you probably know.....

The same issues you had there, are lurking below and more and more above the surface here.

I left Oregon 6 years ago because the Californians were moving in big numbers and things were rapidly changing. Now as a realtor here in Cookeville it's shocking how many are moving here from Northern States and even CA. 

Good luck with your transition, hope it is the change you were looking for.

The difference here is it just isn't worth fighting in Massachusetts. People here don't want freedom. They want to do as they are told. I would rather fight the wave with more people behind me than are against me.

I know that just because I move there doesn't mean I get to stop fighting. It just means the fight changes. 

The trouble is there are lots of people as you point out that leave a terrible place like Massachusetts, NY, NJ, California, Cook County IL etc and bring their politics with them destroying a once great state with the same failed policies.

You beat me too it OLDNEWBIE. I was going to request that when he moves down here to please leave the politics up there. I wish him luck finding a house and land that suits him. With the prices of homes today I sure am glad I don't have to move!!!!

He might be ok if he had a home he sold up there at the inflated prices and had some decent equity. Now interest rates are finally creeping up and it's anybody's guess if that will fuel the frenzied market as people hurry to get a good rate or if that might cool things off as the pool of people that can afford the higher rates/ monthly payments dries up. Crazy time to be a realtor, have some rental homes that have skyrocketed in value or trying to buy a home.  My guess is prices will stop rising soon but I don't see things dropping like alot of buyers are waiting for.  Of course every area of TN or the Country will be different.

Conservatively we're looking at 200k for a profit on this house. Might be more but I don't want to plan on it. My house will be the 5th to go up for sale in 6 months. The previous 4 all had a bidding war and sold in 1-6 days. Homes that suit our needs are in the 350 to 425 range. 5ish acres or more, 2000 square foot home and a garage/shop for all 4 of my project cars.

Not too familiar with prices in the area you're moving to. Others here will be up on it though but the home and acreage could be problematic at that price range I'm thinking. Don't want to stress you out but....

Like I said those rates are creeping up makes a difference on monthly payments/ what you will qualify for. Contingencies like waiting for your home up north to close are hard these days too. People are making offers with no contingencies, no inspections, waived appraisals, cash offers etc.

I made $196k on my last house that listed, sold and closed in 2 weeks. I’m in southern Williamson County. Stay south (well south) of WilCo for the stuff your after. Moved only half mile but upgraded to new construction and a 1/3 acre lot. Williamson County is expensive the further north you go.

I hope you find what you are looking for. Wife and I had planned to retire to TN , she retired in Feb of 2020, which delayed our search just enough to cost us an additional $150k, roughly. It was tough for us to find 5 acres, 2400 sq’  house and outbuildings not in a subdivision, outside Crossville as of last summer. If I plug in the same search requirements as I was then, now, there’s nothing. 
 

Prior to Covid, looking on Zillow, there were so many houses available it seemed overwhelming…

I understand others not wanting to do this, but were I in the same boat I would at least think hard about doing it this way:

1) Find appropriate acreage in suitable location & affordable price & buy it.

2) Park a decent double wide on it, plumb it, add a metal skirt.

3) Hire someone to build an appropriate sized pole barn, design of your choosing. 

All that would come in both much cheaper & with less stress than a never ending search for something that may not even be out there? Again, I understand why some wouldn't want to do it this way. Good luck to those fellas.   😎

While it's not a overwhelming amont of properties for sale, its enough that I feel comfortable. 10 or 15 now, with the occasional new one every other day. We're flexible on location and housing structure so long as we are within an hour of work. If we needed to be inside of 30 minutes then we might only find one or two homes.
