Anyone had roof replaced or know someone does good work. After the last hail storm I had a  roof looked at ,no hail damage but roof is  near ready to replace from

2004 install.  I am in Hermitage and home is one level 1100 sq feet.  No insurance company will be involved. One roofing company told me they do not get involved

unless it is insurance job?  Charge more?

Thanks

It's unusual to have to replace a roof that is only 12 years old that hasn't been damaged. You sure it's ready to be replaced?

I second that Bill Ragan is a good company to deal with. He won't be the low bid but he does good work and is trustworthy based on my experience with him in the past.

Yes only 12 years, must have been low bid, most neighbors only got 10 years. All homes are 12 years old.

Sounds like the whole neighborhood got the shaft. My guess is the builder/roofers didn't install enough roof vents and the singles got cooked.

Assuming that's what happened, you must get proper venting put in when the new roof is installed.

What type of vents do you have now?

Ridge vents are okay if you have enough eve vents for the ridge vent to work.

Slanted roof loovers aren't very effective and my guess is that's what you have.

IMO, install wind driven turbines. They provide good ventilation without going to to expense and noise of electric powered vents.

Trekbike-All I have is the standard round cutouts on each side of the house. I will ask about getting turbine vents.

The neighbors were all told shingles were cheap contractor grade but should have got 15 years from them, but nobody did.

Thank You
