I forgot to mention. Our realtor was telling us he(his clients) made 4 offers of the weekend and 3 were rejected. For one of the houses they went $20K over asking price. Cash offer. They waved the inspection and offered to buy as is. They still didn't get the house. -

We are currently renting an 840 sq ft home with 2 big dogs and we both work from home. My wife is going nuts here. You are correct that in 2018 this type of house would have been significantly cheaper. With the rate people are moving here, I don't think home prices will drop in Knoxville. -

We went out and walked 6 acres we found for sale in South Knoxville. I think 2-3 of it might be buildable but there is a giant sinkhole towards the bottom. It was in the county so I could shoot on my own land and not pay city taxes. Here is what the topo map shows with big sinkhole in the middle. Property line is in blue. The house was actually very nice overall. The 2 guest bedrooms upstairs were tiny and one of them didn't have a closet. The biggest issue was the backyard. They photographed it in a way that made it look private but there is another house that is right on top of you with zero privacy. The yard was also steeper than it looked and water runoff was concerning. The retention wall by the driveway was leaning and likely needed to be replaced. It also had an ancient HVAC system and 20 year old water heater. I don't mind replacing both for the right house but the back yard was a deal breaker. The house barely shown below is looking right down on the back porch. Really? I've never heard anyone say they hate can lights. What do you prefer? I find most people choose light fixtures that are appalling. It sold for $162K in 2019 and then $265K later in 2019 so someone definitely flipped it. We actually like white. I want something with good natural light that doesn't seem dark. Dark cabinets and bathrooms are not our scene. -

Decided to pass. When we were there another realtor showed up to do a virtual showing for someone moving from out of state. I couldn't imagine trying to buy a house without seeing it in person. -

Possibly, but I bet most of the people moving here are working(middle) class. Poor people likely can't even afford a U-Haul. Look at every major hurricane going back to Katrina. You had people too poor to even evacuate. -

If he bought in a development he didn't buy a custom home. They normally only let you pick from a small list. We'll be picking the floors. I hear what you are saying though. Maybe Maryville's market is in better shape than Knoxville. That home stuck in the 70's will have over a dozen offers if it's priced right. -

Same. If we build we will at least get what we want. It sounds like we're going to overpay either way. I can't even find a decent house to fix up if we were to go that route. -

In theory. Even the gut jobs are overpriced and they all receive multiple offers. We're talking a house for $250k that needs $75k in upgrades. I also want a 2 car garage which makes an already low inventory even worse. I've spoken to two builders already that are 6-12 months out. $180-200 sq ft is the going rate to build. -

The situation in Knoxville is horrible and alarming. Knoxville is 7th in the nation for increase in home prices over 2019. In November, prices were up 20% YOY while supply is down 30% according to a Knox news article I found. A friend of ours bought a home in 2018 for $350k. It was new construction. Their neighbors just sold a nearly identical house for $500k. I saw someone else mention they put in an offer on a house in Knoxville for $15k over asking price and they didn't get it. The seller had nearly 20 offers. My wife wants to build. I don't want to build. I think we're going to compromise and build.

That's the Bronco Sport, essentially a slightly less gay version of the Escape. I too, was disappointed. The Big Bronco hasn't been released yet.

Today I helped my dad set up his profile on Familysearch.org. He was immediately hooked. A few minutes ago he sent me an email with a screenshot from our tree. Apparently Elvis is his a distant cousin. I noticed we had a grandparent with the last name Presley and immediately thought of Elvis but I didn't think to check. This is neat stuff.

What part of the state are you in? Any interest in real estate law? I think the title company my wife works for is looking to replace a lawyer that quit.

What I immediately noticed is that it's a Winchester Defender shotgun. I own one identical to it. It's one of my favorite guns and I have never figured out why. There isn't anything special about it other than the fact that it's 7+1. Mine was made in 84 and it's in nearly mint condition.

Man, since they closed politics we're left with disussing jeans and genealogy. I miss arguing with some of you. Also, I will not purchase Levi jeans ever. Especially since there are plenty of other options.

The problem with some of the conspiracy theories surrounding COVID is that in order to believe them, you have to think the government is far more competent than they really are. What we've seen is a government that really wasn't equipped to handle something like this. We didn't even have a good stash of PPE.

He was sitting with his wife and his friend. I don't see a huge issue there but I get that it looked bad. Back to my question, what is the reason for telling us all to wear a mask if they don't believe it works? Did they all buy shares of 3M prior to this?

If we are to assume that most of the medical community is wrong in their belief that masks help slow the spread, what exactly is their motivation for telling us to wear one? Why would they lie to us about something like that? Every person I know that works in the medical field believes that masks help slow the spread.

I've been saying this since the beginning. My wife and I still discuss it. We would be completely screwed if we ever have another really bad one. If and when that happens, whatever is left of society will look back at us with amazement at how stupid we are.

How exactly are we in a "lock down"? Every business I could possibly want to visit is open. Last week I went to a UT basketball game(with a mask). Bars are open. Restaurants are open. Hell, even the terrible night clubs we have in Knoxville are open. I was able to fly to Mexico in November. We aren't on anything even close to a "lock down". The only thing they are even asking of us at this point is to wear a mask, and not make out with strangers. They are even sending us checks in the mail!
