You may be able to just have the carpets cleaned - unless they are worn through, you would be amazed how a good cleaning will change them. Call Raglands in Lebanon. Local people and quality work. We used them for prepping our home for sale, and my wife was on the "must buy new carpet" bandwagon. For a couple hundred bucks they looked brand new.

Fresh paint is a very good thing - neutral colors and the fresh paint smell are big pluses

Get the yard in order - if you don't have time for it there are plenty of folks you can hire to spruce it up and do some of the handy jobs you have identified

Declutter! You will be amazed how big your house gets when you get it down to the "fantasy house" look - buyers will notice too.

I just bought a house a few weeks ago. We had a few hiccups with the appraiser, while the house appraised well above asking, there were issues with the yard that they refused to sign off on until it was fixed.

 

Our house was on the market a matter of days before we made our offer at asking. In the time it took us to close we watched ten homes in the neighborhood get listed well above ours (for less home too) and be removed from the market in days. I am assuming they sold.

 

I can't stress the importance of a good agent. Our home was a FSBO and that was an honest nightmare, though it did work out in our favor. Had the seller been using an agent I do think the process would have been several week shorter.
