I'm not an attorney but I am a City Engineer and have seen this sitution before. The property (at least in most jurisdictions) will need to be sub-divided and as milkedweed said you will need an access easement since the property won't have frontage on a public street. In will also need to have a seprate water and sewer connection from the house in front of it. The sitution you have is what we refer to as a flag pole lot.

We went to Vegas last year and drove from there to Williams AZ. They have a train that goes to the Grand Canyon. My boss did it a couple of years earlier and recommended it to us and we have recommended it to others. Don't recall the cost but it, to us, was worth it. Regardless of how you get there the canyon is worth seeing.

Took me 66 days and that was without calling. Basically I think it's luck of the draw some seem to arrive very quickly and some take the entire 90 days. I'm sure they stay busy and with the increase in applications may be under staffed if someone is absent the wait has to increase.

I have a Rossi 851 which is a 38 cal version of the same handgun. I also bought it from S. Clinton pawn shop. They had a half dozen and also said they had obtained them from a security co. that upgraded. I paid $200 for it and have probably put 100 rounds through it and really like it. I actually fired it last night @ ORSA. I leave it in my car and figure if something happens to the gun or the car and the gun I haven't lost an $800 handgun. For the purpose to me it was a good purchase.
